The Process
Three simple steps. No hassle, no guesswork.
Upload photos, set your price, and describe your space in detail. Include availability dates, amenities, pet policies, and house rules. Your listing goes live instantly to verified students near your campus.
Our 6-step contract builder walks both parties through every detail — rent, deposits, pet rules, smoking policies, quiet hours, guest limits, parking, space boundaries, key policies, and more. No lawyer needed. Both parties review every clause and sign digitally.
All payments flow through Stripe Connect — the same infrastructure used by Lyft, DoorDash, and Shopify. One flat $25 platform fee per transaction. No percentage cuts, no hidden charges. Every payment is tracked and documented.
Our 6-step contract builder walks both parties through every aspect of the sublease. No lawyer needed. No fine print.
Set the financial foundation of the sublease. Both parties see the monthly rent, security deposit, platform fee, and exact move-in/move-out dates. The renter and rentee names are locked to their verified accounts — no anonymous agreements.
What gets configured
Pets are one of the biggest sources of sublease conflict. The contract builder lets both parties agree on exactly what's allowed — species, breed size, count, and a separate pet deposit. No assumptions, no surprises when someone shows up with a Great Dane.
What gets configured
Smoke damage is expensive and hard to reverse. The contract clearly defines whether smoking and vaping are permitted, and exactly where. Designated areas are written into the contract so there's no ambiguity — balcony only, outside only, or not at all.
What gets configured
This is where the details that make or break a living situation get documented. Quiet hours, guest limits, overnight visitors, parties, shared space etiquette, and parking — all configurable. Plus a custom rules engine where you can add any house-specific terms that matter to you.
What gets configured
Define exactly which spaces the subleasee can and cannot access. Private areas (like a locked closet or storage unit), shared spaces, key policies, mail handling, and maintenance contacts are all documented. This prevents misunderstandings about what's included in the sublease.
What gets configured
Both parties see a complete summary of every term — general, pets, smoking, rules, and boundaries — on one screen. Nothing is hidden. Both the renter and the rentee must digitally sign before the contract activates. Once signed, the contract is immutable and timestamped. Both parties receive a copy.
What gets configured
Every contract moves through clear stages — both parties can track progress in real time.

Plain-language terms. Simple toggles and text fields — not legalese.
Locked and timestamped. Neither side can alter terms. Both get a PDF.
Negotiate through messaging. Both configure, review, and sign together.
Contracts, photo evidence, payment protection, and a card-on-file system that holds renters accountable for property damage.
When a sublease agreement is signed, the renter's payment method is securely stored through Stripe. If the renter causes damage that violates the contract terms — broken furniture, unreported pets, holes in walls — the leaser can file a damage claim through the platform. The documented move-in photos, contract terms, and move-out inspection are used to assess the claim, and the renter's card on file can be charged up to the agreed deposit amount.
Both parties complete a photo checklist at move-in and move-out. Every room, appliance, and surface is documented with timestamped photos stored on the platform. This eliminates he-said-she-said disputes — if damage occurred during the sublease, the photos prove it. If the space was returned in good condition, the photos protect the renter from false claims.
Every sublease on Semoh is backed by a digital contract that both parties build together and sign. The contract covers rent, deposit, pet policies, smoking rules, guest limits, quiet hours, and property boundaries. Both parties get a copy. The contract is timestamped, immutable after signing, and serves as the legal foundation if any dispute arises.
If either party violates the contract — unauthorized pets, unreported guests, missed payments, or property damage — the other party can file a violation report through the platform. Reports are documented with photos, timestamps, and the specific contract clause that was violated. This creates a clear paper trail for resolution.
For Leasers
Handing your apartment to a stranger is stressful. Semoh gives you verified identities, enforceable contracts, photo documentation, and a card on file so you're never left covering someone else's damage.
The renter's card is kept on file through Stripe. If they damage your property beyond normal wear and tear, you can file a claim backed by move-in/move-out photos and the signed contract. Charges up to the agreed deposit amount can be processed.
Pet policies, smoking rules, noise hours, and guest limits are written directly into the contract. If the renter violates them, you have documented proof of the agreement they signed.
Every renter on Semoh is verified through Google OAuth or a .edu email. You know exactly who is living in your space — no anonymous strangers from Craigslist.
The move-out photo checklist documents the condition of your space when the renter leaves. If anything is damaged, you have timestamped proof to support your claim.
For Subleasers
Sending money to someone you don't know is risky. Semoh ensures every listing is verified, every payment is tracked, and every contract is transparent — so you never get scammed or blamed for damage you didn't cause.
Every listing on Semoh is tied to a verified student account. No fake listings, no bait-and-switch scams. What you see is what you get.
You review and sign every clause before committing. Nothing is hidden in fine print. If a term doesn't work for you, negotiate it through messaging before signing.
All payments go through Stripe with full transaction records. No cash-only deals, no Venmo with no recourse. If you paid, there's a receipt. If there's a dispute, there's a trail.
The move-in photo checklist protects you from being blamed for pre-existing damage. Document the condition of everything when you arrive — if the leaser tries to charge you for damage that was already there, the photos have your back.
Identity verification, encrypted payments, and immutable contracts — designed to prevent fraud and protect students.
Every user authenticates through Google OAuth or a verified .edu email. We confirm you're a real student before you can list or lease.
Stripe handles all payment processing with bank-level encryption, PCI DSS compliance, and built-in fraud detection. Your financial data never touches our servers.
Once signed, contracts cannot be altered by either party. Both sides get a permanent copy with timestamps and digital signatures for legal protection.
If a dispute can't be resolved between the two parties, Semoh provides mediation support using the contract, photos, payment records, and violation reports as evidence.
